Some things to consider when we’ve found the property include whether you can afford the rent, the deposit and the relevant council tax band. Things like utilities and local amenities all have an effect on your monthly budget, don't’ worry we know it sounds like a but we’ll help you through every step of the way!

With both short-hold and long term tenancies, rest assured you’ll be living in a property that’s safe and in a good state of repair, and on leaving the property you’ll have your deposit returned (on many occasions we don’t even charge an upfront deposit!) when the tenancy ends and you’ll always have at least 24 notice when new prospective tenants are being shown round.

Making an application:

Before you apply please check to make sure the property is available. There’s some basic identification documents we’ll need off you to begin with, including employment details. We take this and present it to the landlord and the decision is left with him. You’ll need some references but once they’ve come in and you’re approved you’ll need to fill out your entire application online and we’ll get back to you in 24 hours.

Tenancy:

Our entire sign up process is digital allowing every document you’ll require to be handled online. This centralised approach streamlines the entire process and gets you in your new home quick. Payment arrangements, referencing, literally everything is handled electronically securely in our state of the art cloud services.

Your deposit:

As we’re members of the the Tenancy Deposit Scheme (TDS), we take your finance as seriously as if it were our own and follow all appropriate guidelines to ensure your money is secure. Getting your keys:

One you’ve signed your paperwork and settled the upfront fee you’ll be able to collect your keys and property inventory. If for whatever reason you’re not happy with the inventory you’ve been given you’ll have 7 days to return it with any changes to it you’d like to highlight. If no return is filled in this time, this is a legal confirmation that all items listed on the inventory are accurate as to the time you moved in to the property

Tenant fees:

We’re proud members of the ARLA Property-mark as give full transparency for all our outlined fees including an all-inclusive fee to cover referencing, negotiating and agreeing the tenancy and producing all the necessary documents. For the more non-standard services additional fees may apply, for exampled such as guarantor referencing, for the renewal of a tenancy or for a breach of the agreement, such as late payment of rent.
